Preparing for the market

To begin with, we will visit you at the property and discuss with you our valuation and ways in which you can optimize your let to achieve the best possible results. We will explore with you the most suitable package for your requirements and will take internal and external photographs of the property ready to display on our lists and websites. We will also advise you when to offer your property to the market and will then accompany prospective tenants on all viewings, whether you are present or not.

We are very aware that each property will have its own ‘target market’ and that not all properties are right for all applicants. We will therefore be in discussion with the applicants even before they view, to find out, amongst other things, when they want to move, whether they have children or pets, and how long a let they are seeking.

Which service is best for you?

We offer a Full Management service so that, if you so wish, you can entrust absolutely everything to our expert staff. This will include monthly rent collection with immediate payment into your account, regular visits to your property, arranging all repairs and maintenance and all necessary certification to meet legal requirements. Also advice on renewing the contract or serving legal notice at the correct time, detailed checking of the inventory at the end of each tenancy, year end statements for tax purposes …. in fact a total package from the initial marketing to the final turn of the key. On the other hand, if you prefer to manage (or part manage) your own tenancy, ask for details of our Introduction Only or Let & Rent Collection plans.

Whichever service you choose, this will include a thorough referencing procedure to verify the financial status and suitability of your prospective tenants - we can even provide insurance for your home and contents and guarantee your rent at very competitive prices.

For your peace of mind

Harker & Bullman have been members of the Association of Residential Letting Agents (ARLA) for many years and the Bonding Insurance provided by them means that your funds are protected at all times. They are also members of the Ombudsman Scheme and your tenant’s deposit will be held under the Tenancy Deposit Scheme.
